Arapaho Heights 

Arapaho Heights is located approximately between Arapaho Rd. and Beltline Rd. (North & South) and Coit Rd. to Waterview Pkwy. (East & West).  The area is made up of mostly late 1950s pier and beam homes but there are a handful of early 1960s slab foundation homes on the West side of the neighborhood closer to Coit Rd.   Most homes in the Arapaho Heights neighborhood of Richardson, TX are priced between $250K-$450K. Prairie Creek

Part of the larger Canyon Creek neighborhood, Prairie Creek is located approximately between Campbell to a little South of Lookout Drive (North & South) and West of 75 to Custer Rd. (East & West).  Prairie Creek is known for being a little more prestigious, as it can be quite difficult to find a home for sale in this Richardson, TX neighborhood.  Homes in this area were built primarily in the 1960s, but there is also a pocket of 1990s homes. In addition, around 2009, many new homes started popping up in this area, a trend which continues today. Real estate prices range primarily upwards of $400K-$900K but occasionally one of the smaller homes will be available for $300K.  Prairie Creek Elementary, which services this neighborhood, is highly rated and is a slightly smaller school with approximately 2 classes per grade. The section of Canyon Creek that feeds into the Canyon Creek Elementary School is located approximately between Campbell to just South of Lookout (North & South) and West of Custer to Floyd (East & West).  Homes in this area were built primarily in the late 1960s or early 1970s.  In addition, around 2011 many brand new homes started popping up in this area and new homes are continually built.  Most of the homes in this area range from $350K-$750K.  Canyon Creek Elementary that services this area is an excellent and highly-sought after school and has approximately 2 classes per grade. Canyon Creek (Feeding into Aldridge Elementary):

Located approximately just South of Lookout Rd to Renner Rd (North & South) and West of 75 to Floyd (East & West), this part of Canyon Creek is still a Richardson address but it actually feeds into Plano Independent School District.  Aldridge Elementary is the public elementary school that services this part of the neighborhood.  This is a desirable area with a highly rated school, just keep in mind that homes for sale in this part of Richardson are not a part of the Richardson Independent School District (RISD).  If you are looking for a larger home at a reasonable price, you will have an easier time on this side of Canyon Creek. The Reservation is located approximately between Arapaho Rd. and Melrose (North & South) and between Waterivew Pkwy to Coit Rd. (East & West).  This area has a mix of 1960s homes with pier and beam foundation or slab foundations.  The homes range in price from low $300K to $800K for new construction.  This neighborhood feeds into Mohawk Elementary, which is located between The Reservation and JJ Pearce neighborhoods.  It is a highly rated and sought-after school and averages approximately 3 classes per grade.  This beautiful neighborhood has lots of trees and is a very tight-knit community with lots of children and young families. The JJ Pearce neighborhood is located approximately between Campbell Rd. and Melrose Rd. (North & South) and Waterview Pkwy. to Coit Rd.
